Another Threat to Little Gaddesden – you have until 11 December to respond to a survey to influence this

You may have heard of a proposal to develop Hemel Gardens Communities to the north of Hemel, between the Link Road and Water End on the east side of the Hemel/Leighton Buzzard Road.

The proposal is eventually to develop 11,000 new houses at the back of Woodhall Farm and Grove Hill. This is effectively a new small town. The proposal also envisages a new road linking the M1 at Junction 8 and the Leighton Buzzard Road, the route of which has not been decided.

Little Gaddesden Parish Council is very concerned about this proposed development in the Green Belt, so close to our village and to Great Gaddesden,  Potten and Nettleden. If it goes ahead it could have serious implications for the village, Ashridge, the Green Belt and the Chiltern AONB

From our village’s point of view, the particular issues are:

  1. The swallowing up of such a large swathe of Green Belt which was designed to protect the countryside around Hemel.
  1. The closeness of the development to the Chilterns AONB in general and Ashridge in particular, just at a time when footfall within the SSSI/SAC is supposed to be reduced.
  1. The increase in traffic for Little Gaddesden, Ringshall and Nettleden as more and more people use us as a cut-through to the Ashridge Estate and Monument Drive and as a rat-run for increased north-bound traffic discharging from the new strategic road but seeking to avoid congestion at the Water End bridge.
  1. The increase in traffic in surrounding villages, particularly Water End and Potten End,

 

The proposal is in the discussion stage and DBC are carrying out a survey to canvas views.

We would encourage you to reply to the survey which must be submitted by 11 December. There is not much time, so please act straightaway. The more replies to the survey the more effect they will have .

 

Formal application submitted for antenna at Ringshall

A planning application has now been made by Clarke Telecom Ltd to Buckinghamshire Council for an antenna and cabinets to replace the existing ones at the junction of Little Gaddesden and the Dagnall to Berkhamsted road at Ringshall. The planning application number is 22/03422/ATN.

Buckinghamshire Council’s letter states that provided the application meets the requirements of the Town and Country Planning
(General Permitted Development) (England) Order 2015 the applicants can proceed with their proposal if within 8 weeks the Council has not sought further information from the applicant. Please see the letter below from the Council.

The proposal is described as ‘Decommissioning of existing antennas on LP37 and installation of a replacement 15m monopole, supporting 3 no antennas within a shroud, addition of 1 no cabinet together with ancillary development thereto including removal of redundant equipment. Land At Ringshall Road Dagnall Buckinghamshire. Drawings are attached below.

The Parish Council suggest that you may wish to respond direct to Buckinghamshire Council and copy in the LG Parish Council with your comments. Although the application falls within the Parish of Edlesborough, since it is Little Gaddesden’s and Ringshall’s residents who will be impacted the Parish Council will be preparing a full response shortly.

At the moment this is still a pre-application consultation, however we understand that an application will be made to Buckinghamshire Council within the next week. You are welcome to provide feedback on the proposal either through the Parish Council or direct to the applicant or await the actual application. The Parish Council have asked the applicants whether this is a proposed complete replacement for the pole and cabinets that are already sited there and they have advised that the redundant cabinets and existing monopole will be removed once the proposed new monopole is fully operational.

The applicant has been invited to attend the next Parish Meeting but has confirmed that they cannot attend.

Sorry for the delay in getting back to you, I have been waiting for the proposed drawings which I have now attached for your perusal.

Whilst I understand there has been and will be a number of objections to this proposal when a formal planning application is submitted, ultimately our requirement is borne out of the operator’s need to upgrade the cell coverage within this area to improve mobile connectivity.

As specified in the pre-consultation letters, this an upgrade replacement to an existing site. As such, the proposed replacement must be sited as close to the existing site to replicate the current cell coverage. The radius of which limits the choice of alternative locations.
In terms of the chosen proposed location, as well as the requirement to be sited in close proximity to the existing site, there are various factors that are considered when selecting a new position for the proposed equipment, including inter-departmental consultations between radio planners, designers, engineers, and build consultants. The location and proliferation of underground services, for instance, will further limit the choice of alternative locations.
